Luis and Bell will not circulate or offer details of your requirements to a panel of assessors hoping for the lowest possible quote! Your enquiry will be dealt with by a Luis and Bell member of staff from receipt of enquiry right through to the delivery of the report.

Has it really been 5 years since the first one we did?

Time does fly by and before you know it its been 5 years and if you are not careful the expiry date has been reached and suddenly you are not as compliant as you would like to be. Having been in this business since the beginning I can recall the first AC - TM44 reports we carried out and here I am now speaking with the same client about re issuing them.

Air conditioning inspections are required for all air conditioning systems with an effective rated output of more than 12kw to be regularly inspected by an energy assessor.The inspections are to be no more than five years apart and the regulations to be carried out required the first inspection of the affected AC system are set out below.

  • Air conditioning systems, where the effective rated output is more than 250kW the first inspection must have taken place by 4 January 2009
  • Air conditioning systems, where the effective rated output is more than 12kW the first inspection must have taken place by 4 January 2011
  • A first inspection must have taken place within five years of the date when the system was first put into service on all AC systems put into service on or after 1 January 2008

Its easy to forget with all the legislation and various implementations of the Energy Performance Building Directive (EPBD). Its not been easy to keep up for my clients and who can blame them with all the various reports.....TM44 - EPC's - DEC's - ESOS - CRC - etc etc

At the time we had a bit of a "mad rush" as our clients understood that the impact of non compliance was far harsher than any of the other EPBD surveys and often impacted their Quality Systems and ISO Standards when externally audited.

Its time to check that diary and look into the Building Log Book and drop me a line if time has moved on a little quicker than you first thought.

Luis and Bell Surveyors complete a TITAN project.

Following the success of our delivery on project Tree earlier in the year Luis and Bell Surveyors were again successful in winning and then delivering on yet another large and complex EPC portfolio.

Project Titan portfolio comprised of 187 properties spread throughout the UK and comprised of retail, some with residential, offices, industrial and leisure.

The project was truly national and comprised of 42 properties in the South East and London; 41 properties in the North West; 29 properties in Scotland; 21 in Yorkshire and Humberside; 16 in South West; 13 in West Midlands; 10 in the North East; and finally seven, five and four in East Anglia, East Midlands and Wales, respectively.

Within the portfolio tenants included Rank Group’s Gaming division, the European operator of bingo clubs and casinos, Mecca Bingo and Grosvenor Casinos.

Luis and Bell Surveyors can see the woods for the TREE

Luis and Bell Surveyors Ltd completed the EPC requirement for project TREE. Project Tree portfolio comprised of 144-strong retail units along with a mixture of high street shops, convenience parades and centres, quality offices, industrial assets and around 250 apartments.

Jones Lang La Salle appointed sales agent by KPMG, increased the portfolio’s size by adding an additional 19 secondary and tertiary office properties around two weeks prior to the first round bidding deadline, formerly owned by Topland.

Assets included a secondary quality office in Birmingham, a tertiary office block in Croydon, a trading estate in Swindon as well as offices in Southampton and Swindon.

Large retailers within the portfolio included Wilkinson’s BHS, Sommerfield and Superdrug.

Luis and Bell Surveyors were instructed to undertake the EPCs and completed the project on time and within budget.
